Before we begin drafting, we take the time to understand the type of project you have in mind. That starts with getting to know you, your vision, and your goals for the space. Through sketches, diagrams, and other visual tools, we collaborate to ensure we're aligned before the drafting process begins.

At this step of the process, we finalize project goals and requirements and work hand in hand with our client to design what you need. This phase includes the construction of a BIM model and creating initial plans, sections, and elevations of the new space.

During design development, we take the initial schematics and make them into detailed drawings with increased accuracy and specification. This phase typically lays out mechanical, electrical, plumbing, structural, and architectural details. We also work to finalize material types and finishes.

This phase focuses on the details required for construction, including materials and technical specifications. We coordinate with consultants to finalize details, ensure consistency, and prepare the documents for pricing or bidding to select a general contractor as required by the contract.
This phase includes:

Complete construction documents with all information needed for contractor pricing and project construction.

Confirm contract-specified furnished/provided items.

Issue documents for contractor bidding.
CONSTRUCTION ADMINISTRATION
If construction administration is included in the contract, we work closely with the contractor and construction team to ensure the project is built according to the approved drawings and specifications. We facilitate communication between the client and construction team while maintaining quality and design intent throughout the process.
